- the material from which the house and the boiler room are built, if it is located in an extension - (this option is most desirable for installing a boiler in a private house).

A gas boiler

Gas boilers are most common primarily because "blue fuel" if a main line is laid to the house, it costs much less than all other types of coolants. And there are much more conveniences in everyday use.

  • If the heating unit has a power of up to 150 kW, then a separate room must be provided for it. When choosing a gas boiler with a power that exceeds 150 kW, according to the rules, it is necessary to build a separate building or an extension to the house. This extension can only have a common wall with non-residential premises, such as a garage, storage room, workshop or bathroom.
  • To do this, it is necessary to build a reliable separate foundation or have a reliable and durable concrete floor in the boiler room.
  • Water must be brought into the room to replenish the system, which it periodically needs.
  • In addition to the flow of water into the room, it is necessary to have a sewer pipe connected, where, if necessary, water from the heating system will be drained.
  • Considering the presence of water in the room, it must be sufficiently well insulated so that in a critical situation, during peak winter frosts, the process of pipe freezing does not begin.
  • Ceiling height rooms - boiler room no less than 2.5 ÷ 2 must be provided, 6 meters
  • The volume of the room intended for the boiler room should not be less than 15 m³.
  • In the extension it is necessary to organize not only electric lighting, but also natural lighting. The latter is calculated depending on the volume of the room. So, for one cubic meter of room, glazing of 0.03 m² in size is required, which means minimal. 15 m³ window area will be 0.45 m².
  • The walls of the extension must be constructed from a material that, according to test results, has a fire resistance limit of at least 0.75 hours. The zero value should be the coefficient of flame spread over surfaces from a possible fire.
  • Ventilation and air conditioning are arranged in accordance with the rules of SNiP 2.04.05-91. The main condition is that ventilation must be at least three times the air change in the room in one hour.
  • To do this, a window must be installed in the installed window, and a gap of 0.025 m² should be left under the entrance door from the street. or next to it is a ventilation window, covered with a mesh of the same area.
  • A boiler room located in an extension that has a common wall with the house may have two doors - one to the street, one opening to the outside and to the interior of the house. The door leading into the house must be made of heat-resistant material and have a high fire safety class.
  • If a boiler running on liquefied gas is installed, storing fuel cylinders in the boiler room is strictly prohibited. A separate room is arranged for the cylinders, from where a line is drawn through which the fuel enters the heating unit.

The mandatory requirements for installing a solid fuel boiler include the following criteria:

  • The area of ​​the boiler room must be at least 7 ÷ 8 m².
  • The boiler must be installed in such a way that it is possible, if necessary, to carry out repair work and preventive maintenance.
  • Based on data on the power of the unit, the size of the ventilation duct is calculated in the proportions - 1 kW of power: 8 cm² of area. The diameter of the smoke outlet should not be less than the diameter of the standard pipe leaving the boiler.
  • For such a heating device, it is recommended to build a podium that will be 80 ÷ 100 mm higher than the boiler room floor.
  • Ventilation in the room is arranged according to the same scheme as for a gas boiler.
  • Lighting and the presence of doors are calculated in the same way as for gas-powered units.
  • For fire safety purposes, it is necessary to take care of the materials for the walls and floors, as they must be non-flammable. It is recommended to lay a sheet of metal measuring at least 500 × 500 mm in front of the boiler combustion door, and attach an asbestos screen to the wall.
  • The chimney pipe for this type of boiler is arranged in the same way as for a stove and must be at least five meters high. If you have to make turns or bends in it, then there should be no more than three.

When installing any of the gas boilers, professionals recommend installing protective and safety devices, both in the heating system and directly in the boiler itself - these are bypasses, shut-off valves, smoke detectors and other devices or devices.

Since the safety of operation of any heating device depends on ventilation, I would like to take a closer look at the different types of removing possible gas accumulations from the room. There are natural and forced types of ventilation. What exactly they are is worth considering in addition to the mandatory parameters of the boiler room described above.

Natural ventilation

This is called the ventilation of a room using properly arranged holes in the walls or ceiling, without the use of special devices that create draft that pumps and exhausts air from the boiler room.

The premises for installing the boiler are located on the first or basement floor, so the layout of the ventilation windows may differ slightly from each other.

In order to create good draft and the boiler to function efficiently, an exhaust vent or ventilation pipe is installed above the heating device. Combustion products and depleted air that have given up oxygen “for combustion needs” go there. The process is carried out by pushing fresh air coming from the street through a ventilation window located on the opposite wall, according to one of the selected schemes.

The disadvantage of the natural ventilation process is that it is quite difficult to calculate and control it, and according to the rules of SNiP 2.04.05-91, the air when the boiler is running must be renewed in the room three times per hour, as mentioned above. The natural process of ventilation can be very dependent on temperature, current level of pressure, strength and direction of the wind outside.

Forced ventilation

Artificial or forced ventilation differs from natural ventilation in that it is carried out using special air conditioners or fans installed in the inlet and exhaust windows.


You can use only one device installed in one of the windows, thereby saving some money, but the first option, combining injection and exhaust, will still be more effective.

Such a ventilation system can be easily adjusted to the optimal mode and the draft intensity can be constantly monitored using instruments.

Fans are selected according to the diameter of the ventilation ducts and according to the requirements of SNiP.


For example, to find the volume of the boiler room, you need to multiply these parameters among themselves and multiply, in this case, by three (the number of times air is exchanged in the boiler room per hour).

Let's say the room has the following parameters: width and length 2 m, height 2.5 m. Acting according to the formula, the volume of the room is calculated

2 × 2 × 2.5 = 10 m³. Next, the obtained value is multiplied by three, resulting in 30 m³/h - this indicator indicates that the fan performance for this room should be at least 30 m³/h. Ideally, you need to choose supply and exhaust equipment that will have a performance reserve - 15 ÷ 30% more than required.

Another point where you can save energy is automatic control of the ventilation system. Having installed monitoring and control equipment, you can be confident that the fans will now turn on only when the heating unit starts, and when it stops, the ventilation devices will also go into pause mode.

On the street there is a ventilation pipe along the wall that cuts into the window where the fan is installed. The pipe usually rises to a height above the roof by 500 ÷ 1000 mm. This creates good draft, helping to quickly clear the room of accumulated gases.

When the project has been prepared, naturally, with the fulfillment of all the requirements described above, the moment comes for its approval by some organizations responsible for the safe operation of devices installed in the boiler room.

Coordination of the boiler room project is necessary so that it is possible to easily conclude an agreement for the installation of a gas main or the corresponding internal wiring. Permitting resolutions must be obtained before construction begins from the following supervisory organizations:

- Fire Department.

- Technical Supervision.

— Sanitary inspection.

- Regional department of architecture - from there you will have to invite a specialist to the construction site.

— Housing and communal services, in particular, organizations providing gas supply.

Only after receiving permits from these organizations can the construction of a boiler house begin.
